Different Service Options...

Within each of these steps there are a number of tasks and activities involved. Dixie Living Property Management is here for our property owners for every one of them. The following is an outline of the various service options if offer and their associated costs:

Option 1 Property For Sale and Lease/Purchase

Dixie Living Property Management working together with Hober Realty will advertise the property in MLS, FMLS, and on several websites in order to procure a buyer or lease/purchase tenant. If the property sells, the seller pays the commission at closing. In the lease/purchase scenario, Hober Realty will execute a sales contract (with a closing date typically 12 months in the future) and a lease agreement (terms are negotiable). The seller pays Hober Realty 1% commission at contract signing and the balance of the commission is due at closing.

Option 2 Basic Rental Listing

Dixie Living Property Management working together with Hober Realty will advertise the property for rent in MLS, FMLS, and on several websites in order to procure a tenant. In this case, other than advertising, the owner handles all the details for the rental. The owner pays Hober Realty a $249 one-time upfront administrative fee and also agrees to pay a small broker coop fee (typically $100 - $400) if another real estate company brings us the tenant (if applicable).

Option 3 Initial Property Management Services

Dixie Living Property Management working together with Hober Realty will advertise the property for rent in MLS, FMLS, and on several websites in order to procure a tenant. Dixie Living Property Management will handle all aspects of the tenant procurement process, which includes: fielding phone calls, answering questions about the property & terms of the lease, writing and distributing property/lease information, showing the property to prospective tenants, hosting open houses, providing rental applications, screening tenants, checking credit/references/employement, making a leasing recommendation/decision, drafting and executing the lease, collecting the security deposit and first months rent. The owner shall pay a $100 one-time upfront administrative fee and then an amount equal to the first months rent at the time of the lease signing. Also, the owner agrees to pay a small broker coop fee (typically $100 - $400) if another real estate company brings us the tenant (if applicable).

Option 4 On-going Property Management Services

Dixie Living Property Management will provide on-going property management services, which include: fielding all questions & complaints from the tenants, managing property repair issues (obtaining bids, hiring contractors, overseeing repair work, payment for work completed, etc), collecting rent, lease renewal, fire/smoke alarm testing, move-in/out inspections, and deposit disbursement. The owner shall pay Dixie Living Property Management a monthly fee equal to 10% of the monthly rental amount.
