Full Service Residential Real Estate Package

No Upfront fee - 3% Commission at Closing

We will:

  • Represent YOU, the seller, from start to finish in the sale of your home. You will receive PERSONAL service from a professional Realtor. This package includes everything you need to sell your home. You don't have to worry about hidden fees or purchasing any 'additional' services.
  • Provide you with detailed recommendations on preparing and staging your home.
  • List your property in BOTH of the Atlanta real estate multiple listing systems (MLS and FMLS**). This ensures maximum exposure of your home to all potential buyers.
  • List your property in all the top regional and national websites to maximize your property's exposure to all potential buyers.
  • Digitally photograph your home for advertising purposes.
  • Upload electronic pictures of your home that will be used for advertising in BOTH the multiple listing services for Atlanta.
  • Provide a Hober Realty.com - For Sale - yard sign. This will direct people to our website to get more information about your property and view on-line pictures.
  • Complete all the necessary forms and required disclosure statements to list your property for sale.
  • Provide a Supra Real Estate Lockbox.
  • Prepare a Comparative Market Analysis report. This will report will show market information pertaining to your home (recent homes sales in your area as well as prices of the homes currently for sale). We will use this report, along with our local market knowledge, to help you determine the best asking price for your home.
  • Advertise your property nationally on Realtor.com and HoberRealty.com websites.
  • Design a custom full color flyer with pictures for you to approve.
  • Supply a brochure stand and color flyers for display inside your home.
  • Provide a professional weather resistant brochure stand for your front yard and keep it stocked with flyers.
  • Promptly respond to all inquiries about your home.
  • Work with local mortgage contacts that can pre-qualify your buyers.
  • Schedule showings and present your home to any prospective buyers not already represented by an agent.
  • At your request, perform an "Open House".
  • Handle all negotiations on your behalf and complete all the required contracts/addendums/amendments to sell your property.
  • Assist buyers (not working with an agent) to complete the necessary steps to submit an offer as well as all the other required steps to get to the closing table.
  • Review inspection reports and negotiate any repair addendums.
  • Follow up until closing to ensure all details are taken care of.
  • Review the closing statement for accuracy prior to the closing.
  • Attend the closing to ensure everything goes smoothly.

* The commission charged at closing is based on the final sales price of the property. If the buyer of your property had an agent representing them, you must also pay the selling commission. (See 'Understanding Real Estate Commissions and Fees' section). If the buyer does not have a real estate company representing them, we will only charge a 2% selling commission. For this, we will assist the buyer in completing all the necessary steps/forms to ensure the sale is successful.

Limited Service Residential Real Estate Package is only available to experienced investors and property flippers (multiple transactions per year).

$498 One-Time Upfront fee - No Commission charged at Closing*

We will:

  • List your property in BOTH of the Atlanta real estate multiple listing systems (MLS and FMLS*).
  • Upload an electronic photo of your house (provided by you) that will be used for advertising in BOTH the multiple listing services.(Additional pictures are recommended and can be added - see 'Optional Extras -A La Carte' section below)
  • Provide a Hober Realty.com - For Sale - yard sign. This will direct people to our website to get more information about your property and to view on-line pictures.
  • Provide all the necessary contract forms and required disclosure statements to list and sell your home.
  • Provide you with local mortgage contacts to pre-qualify your buyers.
  • Advertise your property nationally on Realtor.com and HoberRealty.com
  • Promptly forward all inquires from prospective buyers to you.
  • Additional / Optional services can be purchased separately - see 'Optional Extras A La Carte' section
  • Allow you to apply 100% of the upfront fee paid to one of our other packages if you so desire. No refunds will be given.

* If your home is listed for sale in FMLS and sells, there is an FMLS service fee of .12% that will be charged at closing (based on sales price of the property). For example, on a $400,000 home, the FMLS fee would be $480. This fee will be collected at your closing by Hober Realty and paid to FMLS on your behalf.

                        For sale by owner - limited service package

Limited Service For Sale By Owner Package

No Upfront fee - No Commission charged at Closing (Free Service)

We will:

  • We will provide you with a Hober Realty.com - For Sale - yard sign. This will direct people to our website to get more information about your property and to view on-line pictures. You can use it alone or with your existing "For Sale By Owner" sign - it's up to you.
  • We will, with your permission, tour your property and make detailed notes in order to better answer questions when screening calls from potential buyers.
  • We will respond promptly to all inquires about your property.
  • We will, with your permission, schedule and show prospective buyers your home. If they are interested in making an offer on your home, we will be as involved as you wish us to be. We can:
  • Allow you to handle the transaction. There will be no charge for all the services we have performed up to this point.
  • Perform all the administrative (ministerial) functions such as supplying all the necessary forms and ensuring they are completed correctly). For this service there will be a 1.5% fee charged.
  • Represent you, the seller, and negotiate on your behalf and complete all the necessary contracts and forms. There will be a 3% listing commission charged.
  • Represent the buyer, and negotiate on their behalf and complete all the necessary contracts and forms. There will be a 3% selling commission charged.
  • Other additional / optional services can also be purchased separately - see 'Optional Extras - A La Carte' section below.
  • You can advertise your property on our website - HoberRealty.com.

                        OPTIONAL EXTRAS - A LA CARTE

For those who have elected a 'Limited Service' option, the following additional services are also available and may be purchased separately. Some of these options are also available for those using the 'For Sale By Owner' option. Please contact us for a current price list.

  • Enhanced Realtor.com listing - An enhanced listing on the #1 real estate website, which includes additional pictures, banner title, and expanded description. A one-time setup fee applies.
  • Digital Photos (owner provided) - Pictures are highly recommended and can be added to your listing in the MLS systems for a one-time charge. The first 4 pictures are included in the flat fee service and uploaded for free. Additional photos can be uploaded with your listing for an additional fee.
  • Digital Photo Shoot - If you do not have high quality digital pictures of your home, we will arrange to have your entire home digitally photographed. These pictures can then be used for advertising purposes. There is a one-time photo shoot charge. You will be given a copy of all the pictures.
  • Digital Floor plan - If you do not have floor plan of your home, we will arrange to have floor plan created. This can then be used for advertising purposes. There is a one-time charge. You will be given a copy.
  • Website Advertising - Approximately 87% of all buyers are now using the internet to find their next homes. Advertising your home on multiple websites is the best way to increase exposure to potential buyers. We can list your home on dozens of the highest traffic websites including Zillow, Trulia, Google, etc. A one-time charge applies.
  • Toll Free Phone Number with Recorded Message - We will record an advertising message about your home (up to 5 minutes in length). A sign rider is provided which instructs people to call and listen to the recorded message for more details on your home. Your toll free number is great to use in all your other advertising as well. When potential buyers call they have the option to leave a message if they want to schedule a viewing of your home. A one-time setup fee applies.
  • Electronic SUPRA Lockbox - This is the standard lockbox used by all metro Atlanta real estate agents. It's placed by your front door and allows real estate agents access to your home when you are not available. Providing agents with easy access to your home will increase the number of showings. A rental fee and deposit will be charged.
  • Automated Agent Feedback - This new system automatically captures the information for each agent that shows your home. It instantly sends them a customized email requesting their feedback on your home. It will send emails every other day (up to 4 times) until the agent responds with their feedback. You will receive an email notification each time an agent shows your home and an email when they respond with their feedback. A one-time setup charge applies.
  • Virtual Tour - A virtual tour can be created from photographs. It is set to music, provides a map, school info and more. Each tour comes with a sign rider for advertising. Your virtual tour can then be linked to your MLS listings, Realtor.com listing, and various other websites. A one-time setup fee applies. You must either provide all the digital photographs or purchase the digital photography option.
  • Full Color Home Brochures/Flyers - A custom designed full color flyer (with photos) can be created to help sell your property. The design fee is a one-time charge plus a per page / per side print fee.
  • Brochure Box - This is a professional type weather resistant brochure box on a metal stand. The cost is a one-time charge plus a small deposit.
  • Directional Sign with metal stand - A full color, 2 sided directional signs that can be placed on street corners. There is a one-time charge and a small deposit for each sign.
  • 1 Year Home Warranty - Offering a home warranty is a great marketing tool. Research shows that homes with warranties sell faster and for higher prices than homes that are not covered by a warranty. The buyer gets piece of mind knowing that the home they are purchasing is covered for a full year from the time of closing. The cost of the warranty is paid by the seller at the time of the closing. An enhanced warranty option is available which also provides 6 months of free coverage for the seller while the home is for sale.
